I .., V b ORDINANCE NO. ~47 \-:;;). -J\ -\.9S~ AN ORDINANCE AMEN.PING ZONING ORDINANCE NO. 1695 AND THE OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOW- ING CHANGE: ZONE CASE NO. 713: CHANGE THE NORTH ONE-HALF (N 1/2) OF LOT FOUR '[,fJ;-BLOCK-TWENTY-FIVE (25). GRUMP FIVE ACRE ADDITION TO THE CITY OF LUBBOCK, LUBBOCK COUNTY, TEXAS, FROM AN 11R-211 TO A 11C-311 ZONING DISTRICT, (SAID PROPERTY BEING LOCATED AT 4701 AVENUE Q); SAVE AND EXCEPT THE EAST ONE-HUNDRED FIFTY (150) FEET OF SAID PROPERTY, WHICH SHALL REMAIN IN THE 11R-211 ZONING DISTRICT; SUBJECT TO THE FOLLOWING CONDITIONS: {l) THE DEVELOPERS OF THE PROPERTY INCLUDED IN ZONE CASE NO. 713 SHALL PRESENT PLANS TO THE PLANNING AND ZONING COMMISSION FOR THE APPROVAL OF SAID COMMISSION BEFORE A BUILDING PERMIT FOR CONSTRUCTION WILL BE ISSUED, SAID PLANS SHALL SHOW THE LOCATION OF PROPOSED STRUCTUR ON THE PROPERTY, MEANS OF INGRESS, EGRESS AND REGRESS FOR TRAFFIC PURPOSES, AND ANY PROTECTIVE SCREENING DEEMED NECES- SARY TO PROTECT SURROUNDING PROPERTY. THE PLANNING COMMISSION MAY MODIFY, CHANGE, OR MAKE ANY ADDITIONAL REQUIREMENTS AS REGARDS THE PLANS OF THE DEVELOPERS AS WILL PROTECT THE SURROU D ING PROPERTY AND BE IN THE PUBLIC INTEREST. SAID Pl.ANS AS FINALLY APPROVED BY THE PLANNING COMMISSION ARE HEREBY MADE A PART OF THE BUILDING PER.MIT COVERING CONSTRUCTION ON SUCH PROPERTY AND THE GER TIFICATE OF OCCUPANCY AND COMPLIANCE COVERING SAID PROPER TY AS IF FULLY COPIED THEREIN IN DETAIL. (2) THE DEVELOPERS ARE HEREBY REQUIRED TO BEGIN TIMELY CONSTRUCTION ON SAID PROP- ERTY, WITIIlN ONE YEAR FROM THE DATE OF F'INAL PASSAGE OF THIS ORDINANCE. WHEREAS, the proposed change in zoning districts as hereinafter made has been duly presented to the Zoning and Planning Commission for its recommend - tion, wh;i.ch was received by the City Commission and after due consideration, the City Commission finds that making the proposed change as hereinafter set out will be in the public interest; and, · WHEREAS, all conditions precedent required by law for a valid amendment to the Zoning Ordinance and Map have been fully complied with, as well as giving notices in compliance with Section 20 of Or.dinance No. 1695 as well as notices provided by Article 1011£, Vernon's Annotated Civil Statutes, amended in 1953, and notice was duly published in the Lubbock ·Morning Avalanche more than fifteen {15) days prior to the date of the public hearing before the City Commission on sue roposed amendment, and the public hearing according to said notice was duly !-teld:.in .:tli.e~ City.. Commission Room on the first floor of the City Hall, Lubbock, exas, at which time persons were given an opportunity to speak for or against he proposal; and, after said public hearing, it was by the City Commission etermined that certain conditions for zone change {which conditions had not been ecommended by the Zoning and Planning Commission) be added as additional equirements for the zoning change proposed in this case, and due to changed onditions, that the Zoning Ordinance and Zoning Map be amended in the manner ereinafter set forth in the body of this Ordinance, and this Ordinance having been ntroduced in final written form prior first reading hereof; NOW THEREFORE, E IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK: . SECTION l. THAT Ordinance No. 1695 and the Official Zoning Map BE nd the same are hereby amended as follows, to-wit:
