I AN ORDINANCE AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL ZONING MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE
FOLLOWING CHANGE: ZONE CASE NO. 645 : CHANGE THE FOLLOWING
DESCRIBED PROPERTY FROM AN 11R-l" TO A 11C-411 ZONING DISTRICT•
TO-WI'l': A TEN ACRE TRACT OF LANDa SAID TRACT OF LAND BEING T
SOUTHWEST ONE-FOURTH OF THE NORTHWEST ONE-FOURTH OF THE
NORTHWEST ONE-FOURTH OF SECTION 4a BLOCK O~a LUBBOCK COUNTY•
TEXAS. SUBJECT TO THE FOLLOWING CONDITION: (1) THAT A SOUD
SIX FOOT VISUAL SCREENING FENCE AND A TEN FOOT PLANTING SCRE
BE PROVIDED ALONG THE SOUTH PROPERTY l.J.N~ AFTER THE PROPER
HAS BEEN PLATTED IN CONFORMANCE WITH THE SUBDIVISION REGUL\-
TIONSa AND ';(HAT THE WEST END OF THE FENCE BE LOWERED IN
CONFORMANCE WITH THE TERMS OF THE ZONING ORDINANCE. IN
ORDER TO ELIMINATE THE POSSIBILITY OF A BLIND CORNER AT THE
INTERSECTION OF EAST 8TH STREET AND QUIRT AVENUE.
WHEREAS,, the proposed change in zoning districts as hereinafter made
has been duly presented to the Zoning and Planning Commission for its
recommendation. which recommendation wa& received by the City Com-
mission. and after due consideratio~ the City Commission finds that making
the proposed change as hereinafter set out will be in the public interest) an<l.
WHEREAS, all conditions precedent required by law for a valid amendment
to the Zoning Ordinance and Map have been fully complied witfta. as well as
giving all notices in compliance with Section ZO of Ordinance No. 1695~ as
well as notices provided by Article 1011£~ Vernon's Annotated Civil Stat11tes,
as amended in 1953~ and notice was duly ..published in the Lubbock Morning
Avalanche more than fifteen (15) days prior to the date of the public hearing
before the City Conunission on such proposed amendment.t and the public
hearing according to said notice was duly held in the City Commission Room
on the first floor of the City Hall~ Lubbock~ Texas. at which time persons
appeared in support of the proposal! an~ after said public hearing, it was by
the City Commission determined that it would be in the public interest, due to
changed conditions, that the Zoning Ordinance and Zoning Map be amended in
the manner hereinafter set forth in the body of this ordinance, and this
ordinance having been introduced in final written form prior to first reading
hereof; NOW_. THEREFORE:
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map BE
and the same are hereby amended as follows, to-wit:
ZONE CASE NO. 645: Change the following described property
from an 11R-111 to a "C-411 zoning district, to-wit:
A ten acre tract of .;..laM, said tract of land being the southwest
one-four.th of' the ndrthwest one-fourth of the northwest one-
fourth of Section 4, Block o, Lubbock CoWlty, Texas.
Subject to the following condition:
(1) That a solid six foot visual screening fence and a ten foot wide
planting screen be provided along the south property line, after
the property has been platted in conformance with the subdivision
regulations. and that the we~t end of the fence be lowered in
conformance with the terms of the zoning ordinance, in order
to eliminate the possibility of a blind corner at the intersection
of East 8th Street and Quirt Avenue.
SECTION 2. THAT from and after passage and effective date of this
ordinance, said lots, tracts and parcels of land described in Section 1
hereof, shall be changed to the Zoning District indicated, and the Official
Zoning Map is hereby amended in accordance herewith.
AND IT IS SO ORDERED.
