AN ORDINANCE SUPPLEMENTING AND AMENDING ZONING ORDINANCE
NO. 1695 AS AMENDED AND EXTENDING~ SUPPLEMEN'mG AND AMEND-
ING THE OFFICIAL ZONING MAP OF THE CITY OF LUBBOCK SO THAT THE
HEREINAFTER DESC~BED AREA.. WHICH WAS NOT CONTAINED OR INCLUDE
IN THE OFFICIAL ZONING MAP OF THE CITY OF LUBBOCK UPON THE EFFE -
TIVE DATE OF SAID ORDINANCE NO. 1695 AS OIUGINALLY ENACTED. SHALL
BE· SUBJECT TO ALL OF THE PERTINENT PROVISIONS CONTAINED IN SAID
ZONING ORDINANCE NO. 1695 AS AMENDED• AND SHALL BE INCLUDED AND
CONTAINED IN THE OFFICIAL ZONING MAP OF THE CITY OF LUBBOCK IN
THE ZONING DISTIUCT HEREINAFTER SET FORTH AS FOLLOWS: ZONE
CASE NO. 653 CHANGE LOTS 5 AND 6 ._ WESTWOOD DRIVE ADDITION
TO THE CITY OF LUBBOCK. LUBBOCK COUNTY., TEXAS,. FROM AN "R-1"
TO AN 11R-3" ZONING DISTRICT. (VICINITY OF ZlST STREET AND KNOXVILL
AVENUE); SUBJECT TO THE FOLLOWING CONDITIONS: (1) THAT ZlST STREE
BE DEDICATED TOA RIGHT-OF-WAY WIDTH OF 60 FEET. (Z) THAT THE
PARKING LOT BE LOCATED AT THE REAR OF THE BUILDING. AND THERE
BE NO PARKING IN FRONT OF THE BUILDING SETBACK LINE. (3) THAT A
SOLID SEVEN FOOT MASONRY SCREENING FENCE (EXCEPT FOR DRlVE-
WAY OPENING) BE CONSTRUCTED ALONG THE REAR OF THE PROPERTY. (4)
THAT THE AREA IN FRONT OF THE BUILDING BE LANDSCAPED.
WHEREAS, the hereinafter de scribed area was not included in and~ a
part of the Official Zoning .Map qf the City of Lubbock on the effective elate of
Zoning Ordinance Na 1695 as originally enacted; and,
WHE~ certain proposed changes in and supplements to the zoning
districts have been duly presented to the Zoning and Planning Commission
for its reconunendation. which recommendation was received by the C ty
Corrunission, and .after due consideration~ the City Commission finds that
making the changes and supplements which are hereinafter set out will be in
the public interest; and,
WHEREAS, all conditions precedent required by law for a valid supplement
and amenc:hnent to the Zoning Ordinance and Map have been fully complied with
as well as giving all notices in compliance with Section ZO of Ordinance No. 1695
as well as notices provide~ by Article lOllf, Vernon 1s Annotated Civil Statutes,
as amended in 1953,' and notice was duly published in the Lubbock Morning
Avalanche more than fifteen (15) days prior to the date .of public hearing before
the City Conunil;Jsion on such notice was duly held in the City Commission
Room on the first floor of the City _Hall~ Lubbock, Texas, at which time persons
appeared in support of the proposal; and, after said hearing, it was by the
City Conunission determined that it would be in the public interest, due to
changed conditions, that the Zoning Ordinance and the Zoning Map be amended
and supplemented as hereinafter set forth, and this. Ordinance having been
introduced in final written form prior to first reading hereof• NOW THEREFORE:
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:

SECTION l. THAT Ordinance No. 1695 as amended and the Official

Zoning Map of the City of Lubbock BE and the same are hereby amended and
included in the respective zoning districts of the City of Lubbock as herein-
after set forth, a.nd so included and show upon the Official Zoning Map of
the City of Lubbock1 as follows:
ZONE CASE NO. 653
Change lots 5 and 6, Westwood· Drive Addition to the City
of Lubbock, Lubbock County, Texas from an 11R-111 to an
''R-3'1 zoning district. (Vicinity of Zlet Street and Knox-
ville Avenue); subject to the following conditions:
·(1) That Zlst Street be dedicated to .a right-of-way width
of 60 feet.
(Z) That the parking lot be located at the rear of the
building, and there be no parking in front of the building
setback line.
(3) That a solid seven foot masonry screening fence (except
for driveway opening) be constructed along the rear of
the property.
(4) That the area in front of the building be landscaped.
SECTION Z. THAT fro!U and after pa•sage and effective date of this
Ordinance1 said lots, tracts and p:ucels of land described in Section 1 hereof
sh.all be placed in the Zoning D stricts indicated, and shall be subject to
all pertinent provisions of the said Zoning Ordinance NO. 1695, as amended,
and the Official Zoning Map of the City of Lubbock is hereby amended and
extended in accordance herewith.
AND IT IS SO ORDERED.
