AN ORDINANCE .AMENDING ZONING ORDINANCE NO. 1695 AND THE
OFFICIAL MAP OF THE CITY OF LUBBOCK SO AS TO MAKE THE FOLLOWING
CHANGE: ZONE CASE NO. 638! CHANGE LOTS 1 THROUGH 7 INCLUSIVE
A. E. COFFMAN SUBDIVISrON,. AN ADDITION TO THE CITY OF LUBBOCK;.
LUBBOCK COUNTY111 TEXAS,. FROM AN "R-2" TO AN "R-3" ZONING
DISTRICT. {VIClNITY OF 21st STREET AND NASHVILLE AVENUE); SUBJECT
TO THE FOLLOWING CONDITION: (l) THAT A PROTECTIVE SCREENING
FENCE BE PROVIDED ALONG THE EAST LINE OF LOT 711 WHEN LOTS 6
AND 7 ARE DEVELOPED. PLANS FOR. THIS FENCE ARE TO BE APPROVED
BY THE BUILDING INSPECTOR PRIOR TO OBTAINING A BUILDING PERMIT.
WHEREAS, the proposed change in zoning districts as hereinafter
made has been duly p.resented to the Zoning and Planning Commission for its
recommendation, which was received by the City Conunission a.nd after due
consideration, the City Comm.is sian finds that making the proposed change
as hereinafter set out will be in the public interest; and,
WHEREAS, all conditions precedent required by law for a valid ~end
ment to the Zoning Ordinance and Map have been fully complied with, as
well as giving notices in compliance with Section 20 of Ordinance No. 1695~
as well as notices provided by Article 1011£, Vernonts Annotated Civil StatutesJ
amended in 1953 and notice was duly published in the Lubbock Morning
Avalanche more than fifteen (15) days prior to the date of the public hearing
before the City Conunission on auch proposed amendment~ and the public
hearing according to said notice was duly held in the City Commission Room
on the first floor of the City Hall, Lubbock, TexaaJ at which time persona ap-
peared in support of the propo&ali and, after said public hearing, it was by the
City CoiiUUiasion determined that it would be in the public interest, due to
changed conditions., that the Zoning Ordinance and Zoning .Map be amended in
the manner hereinafter set forth in the body of this Ordinance and this Ordinance
having been introduced in final written form prior to first reading hereof; NOW
THEREFORE,
BElT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK
SECTION 1. THAT Ordinance No. 1695 and the Official Zoning Map
BE, and the same are hereby a.m.ended as follows~ tO -wit:
ZONE CASE NO. 638
Change Lots. I through 7 inclusivea A. E. Coffman
SubdivisionJ an addition to the City of Lubbock, Lubbock
County, Texas~ from an "R-2.11 to an "R-311 .zoning
district. (Vicinity of Zlst Street and Nashville Avenue);
Subject to the following condition~
(1) That a protective scre.ening fence be provided
along the east line of Lot 7, when Lots 6 and 7 are
developed. Plans for this fence ar~ to be approved by
the building inspector prior to obtaining a building permJ,t.

SECTION 2. THAT fr~m. and after passage and effective date of this
Ordinance., said lots, tracts and parcels of land described in Section 1 hereof,
shall be changed to the Zsning District indicated and the Official Map is
am.end.ed in accordance herewith.
AND 1 T IS SO ORDERED.
