AN ORDINANCE ESTABLISHING BUILDING LINEs ON. THE EAST AND
WEST SIDES OF THAT PART AND PORTION OF QUAKER AVENUE LYING
BETWEEN THE NORTH LINE OF 50TH STREET AND THE EAST RIGHT-OF-
WAY LINE OF THE Bll&WNFIELD HIGHWAY, SAID BUILDING LINES BEING
MORE PARTICULARLY DESCRIBED BY METES AND BOUNDS IN THE BODY
OF THIS ORDINANCEi PROVIDING THAT NO BUILDING OR OTHER STRUC-
TURES SHALL HEREAFTER BE ERECTED, RE-ERECTED OR SUBSTAN-
TIALLY REPAIRED BETWEEN SUCH BUILDING LINES; REQUIRING
EXISTING STRUCTURES ON OR BETWEEN THE BUILDING LINES HEREIN
ESTABl.JSHED TO CONFORM TO SUCH BUILDING LINES BY OCTOBER Z6,
1958; DEFINING "BUILDING LINE11 AND PROVIDING THAT SETBACK
REQUIREMENTS UNDER ORDINANCE NO. 661 AND AMENDMENTS THER:ETO
BE DETERMINED FROM THE BUILDING LINE HEREIN ESTABLISHED; PRO-
VIDING EXCEPTIONS FOR UTILITY EXTENSIONS AND PUBLIC IMPROVE-
MENTS; AND REPEALING ORDINANCE NO. 1452.
WHEREAS, Article ll05a,. Revised Civil Statutes of Texas, provides
for the establishment of Building Lines on any part or side of any street in the
City of Lubbock, said City of Lubbock having a population of more than 15, 000;
and,
WHEREAS, the City Commission of the City of Lubbock finds that it
would be in the public interest to establish building lines in connection with the
widening, opening, straightening and improving of that part of Quaker Avenue
described in the body of this ordinance; and,
W HE R E AS , the widening, straightening and improvements of said
Quaker Avenue and the establishment of such building lines are necessary and
will ultimately provide streets of desirable and adequate widths which will aid
in relieving heavy traffic in congested areas in accordance with the City's
comprehensive plan, and the City Planning Commission has recommended such
improvements; THERE FORE,
BE IT ORDAINED BY THE CITY COMMISSION OF THE CITY OF LUBBOCK:
SECTION 1. That public necessity, convenience and safety in the City of
Lubbock requires the extension, opening, widening, construction and improve-
ment of that part of the street hereinafter designated within the building lines
as herein established.
SECTION z. That a building line is hereby established on the east and
west sides of Quaker Avenue lying between the points h~reinafter described
and within the corporate boundaries of the City of Lubbock, which east and
west building lines are more particularly described as follows, to-wit:
EAST SIDE:
BEGINNING at a point which is 45.00 f-eet East of the Southwest corner
of Section Sixteen {16), Block B, Lubbock County, Texas;
THENCE North with a line which is 45. 00 feet East and parallel to the
West line of said Section 16, Block B, a distance of 1167. 5 feet, more
or less, to a point, said point being in the Southwest corner of Lot
Seventy-eight (78} of the Pink Parrish Addition to the City of Lubbock,
Texas, and 45. 00 feet East of the West lin..e of said Section 16, Block B;

the West line of said Section 16, Block B, a distance of 144l. 5 feet,
more or less, to a point, said point being in the North property line,

45.00 feet East of the West line of said Section 16, Block B;
THENCE North with a line which is 45. 00 feet East and parallel to
the West line of said Section 16, Block B, across 4ld Street a distance
of 60. 00 feet, more or less, to a point, said point being on the South
property line of Lot ll, Block 10 of the Sunset Heights Addition to the
City of Lubbock, Texas, and 45. 00 feet East of the Wewt line of said
Section 16, Block B;
THENCE North with a line which is 45.00 feet East and parallel to
the West line of said Section 16, Block B, across Blocks 10, 11, 14
and 15 of the Sunset Heights Second Addition to the City of Lubbock,
Texas, a distance of 1065.0 feet, more or less, to a point, said point
being on the North property line of Lot 8, Block 15 of Sunset Heights
Second Addition to the City of Lubbock, Texas, and 45. 00 feet East of
the West line of said Section 16, Block B ;
THENCE North with a line which is 45. 00 feet East and parallel to
the West line of Section 16. Block B, Lubbock County, Texas, a dis•
tance of 693. 36 feet, more or less, to a point in the South line of the
East-West alley in Block 6, Highland Place Addition to the City of
Lubbock, Texas, said point being 45.00 feet East of the West line of
-said Section 16, Block B;
THENCE North. at a deflection angle of l 0 45' zou to the left, a dis-
tance of 311.99 feet to the Northwest corner of Lot 18, Block l,
Highland Place Addition w the City of Lubbock, Texas;
THENCE North with a line which is 30.00 feet East and parallel to
the Weat line of said Section 16, Block B, for a distance of 540 feet,
more or less, to a point, said point being on the North line of said
Section 16, Block B. and 30. 00 feet East of the NortP,west corner of
Section 16, Block B;
THENCE Ngrth with a line which is 30.00 feet East of the West line
of Section 15, Block B, Lubbock County, Texas, across Blocks 4, 3,
2, 1 of the Roberson Addition to the City of Lubbock, Texas, a distance
of 1345.00 feet, more or less, to a point, said point being the South•
west corner of Lot 11, Block 1, John Clark Addition to the City of
Lubbock, Texas, and 30.00 feet East of the West line of said Section 15,

THENCE North with a line which is parallel to and 60. 00 feet West
of the East line of Section 17, Block B, Lubbock County, Texas, a
distance of 1345.00 feet to a point, said point being 90.00 feet. West
of the Southwest corner of Lot 11, Block 1 of John Clark Addition to
the City of Lubbock;
THENCE North at a deflection angle of 1° 18• 6" to the right a dis•
tance of 660. 2 feet, more or less, to a point, said point being 45. 00
feet West of the East line 'of said Section 17, Block B;
THENCE North with a line which is 45.00 feet West and parallel to
the East line of said Section 17, Block B, a f(Ustance of 1998. 6 feet,
more or less, to a point, said point being on the South right-of-way
line of the Brownfield Highway and 45.00 feet West of the East line
of said Section 17, Block B.
SECTION 3. That no building or other struct-ure shall hereafter be
erected, re-erected or substantially repaired and no new structures or parts
thereof shall be erected or re .. erected on that part of the street or land herein
designatc!d withih ~aid building lines hereinabove described.
SECTION 4. That Ordinance No. 1452, whi~h .or~inally established the
building line along this portion of the public street rettuired all strnctures on
or between such building line$ be rentoved to conform. t.o the C!)riginal building
lines within five (5) years, and it Ui the intentioti' to require such building lines
established by this ol"'dinance to be cleared of all structu:res on or before
October Z6, 1958.
SECTION 5. The term "'building line" as used herein shall be construed
to mean "str·eet righ~-'~f-way line," and the setback requiremt~nts under Zoning
Ordinance No. 661 and all amendments thereto shall apply in addition to the
right-of-way line:s or building lines herein established. it being the intent and
' purpose of this ordinance to p:teserve all land within the building lines herein
established for'ultiniate street ptl.rpos-es.
SECTION 6. The provisions of this ordinance shall not apply to any
officer, agent, employee or other person duly authoriz.ed by the State of Texas
and/or the City of Lubbock when performing any employment pursuant to the
widening, straightening. or extension of the street and/or right•of-way contem-
plated by this ordinance or authorized utility extensions within the right-of-way
herein described.
SECTION 7. That Ordinance No. 1452 is. hereby expressly repealed, and
that portion of any other order or ordinance in conflict herewith is repealedl
howeverp it is expressly ~Jtated that this ordinance shall not affect any provi ..
sion of Ordinance No. 661.
SECT'ION 8. If any section~ paragraph, subdivision, clause, phrase or
provision qf this ordinance shall be judged invalid or held unconstitutional,
then same shall not affect the validity of the rem8..inder of this ordinance as a

whole or a.ny part or provision thereof other than the part so decided to be
invalid or mconstitutional.
