AN ORDINANCE ESTABLISHING BUILDING LINES ON THAT PART OF ERSKINE AVENUE
FROM ITS INTERSECTION WITH THE v1EST LINE OF SURVEY 16, BLOCK A OF THE COUNTY
OF LUBBOCK,1EXAS TO ITS INTERSECTION WITH THE WEST RIGHT-OF-WAY LINE OF U.S.
HIGHWAY NUMBER 87 •. AND PROHIBITING PLACING OF BUILDING OR OTHER STRUCTURES OR
REPAIR OR RECONSTRUCTION BETWEEN SAID BUILDING LINES, IN FURTHERANCE OF WIDEN-
ING, STRAIGHTENING, AND IMPROVING SUCH B\ RTS OF STREEI', AND ESTABLISHING TIME
FOR EXISTING STRUCTURES TO CONFORM:

WHEREA.S, Article 1105a, Revised Civil Statutes of Texas p~ovides for the
establishment of building lines on a:ny p3.r:t·· or .. side of any street in the City
of Lubbock, said Oity of Lubbock having a popuJ.ation of more than 1510001 and,
vlHEREAB, the City Commission of the City of Lubbock desires to establish
building lines in connection with the widening, straightening and improving of
that part of Erskine Avenue from its intersection uith the West line of Survey
161 Block A of the County of Lubbock, Texas to its inteFsection with the West
Right-of-way line of U. S. Highl-tay Number 871 to prevent further buildings, str-
uctures, or improvements of any nature being placed within the areas required
for such widening, straightening and improving this street, and,
WHEREAS, widening, straightening and improving said streets and Avenues
and the establishment of such building lines are necessary and will ultimately
provide stf.eets of desirable and adequate t.ridth1iilimtm nill aid in relieving
heavy traffic in·oongested areas in accordance with the City's comprehensive
plan and the City Planning Commission has recommended such improvements, THEREFORE,
BE IT ORDAINED BY THE CITY CO:t-lMISSION OF THE CITY OF LUBBOCK, TEXAS:
Section 1. That a building line is hereby established on both sides of
Erskine Avenue from its intersection with the West Line of Survey 16, Block A
of the County of Lubbock, Texas to its intersection lvith the West Right-of-uay
line of u.s. Highway Number ff'l, to-wit:
On the North Side from a point in the West line of Survey 161 of Block A,
of the County of Lubbock, Texas 50 feet north of the southwest corner of said
Survey 16, of Blqck A, THENCE east 4000 feet along a line parallel to and 50
feet North of the South line of said Survey 16, of Block A, THENCE S 860 52' -50"
E 801.18 feet more or less to a point 480 feet west and 6.4 feet North of the
Southwest corner Survey 15, of Block A of the county of Lubbock, Texas; THENCE
East along a line parallel to and 6.4 feet north of saidJ South line of Survey 16,
Block A 137 feet to a point 343 feet West and 6.4 feet North of said Southwest
corner of Survey 15, of Block A, THENCE N 880 ;;. 11 -22" E 1263. ?6 feet mol!~ or
less to a point 920 feet East and 50 feet North of said Southwest corner of Survey
15, of Block A; THENCE Ea.st along a line parallel ~o and 50 feet North of the
South line of said Survey 15, of Block A to its intersection with the West
Right-of -way line of U. S. Highway Number 87.

On the South side from a point in the West line of Survey 19, Block A of
the County of Lubbock 50 feet South of the North vlest corner of said Survey 19,
of Block A, THENCE East along a line parallel to and 50 feet South of the North
line of said Survey 19 of Block A 4000 feet; THENCE S 86° -52' -5011 E 801.18
feet more or less to a point 480 feet West and 93.6 feet South of the Southwest
corner of Survey 15, of Block A of the County of Lubbock, Texas; THENCE East
along a line parallel to and 93.6 feet South of said North line of Survey 19, of
Block A 137 feet to a point 343 feet \.Jest and 93.6 feet South of said Southwest
corner of Survey 15 of Block B; THENCE N 88° -1• -22" E 1263.76 feet more or
leas to a point 920 feet East and 50 feet South of the South line of said Survey
15 of Block B; THENCE East along a line parallel to and 50 feet South of the
South line of said Survey 15 of Block A to its intersection with the West Right-
of-way line of U. S. Highway Nwnber 87 ..

.... '7 Section 2. That no building or otlier structure shall be erected, recon-
structed, or substantially repaired and no new building or other structure or
part thereof shall be erected or re-erected between or within the building
lines established by this ordinance.
Section 3. That all struct1:1.res Of and between any building line estab-
lished b'IJ this ordinance or extending ill \.rhole or in part within such building
lines, are hereby required to conform t~ the new building lines established by
Section 1 within a period of not more than five years from the effective date
of this ordinance.
Section 4. It shall be unlawful for any person, fir.m, corporati~ trustee
or any authorized agent or representative thereof to erect, reconstruct or sub-
stantially repair tmy building or other structure, or to erect or to re-erect
any new building or other structure within or betHeen the building lines es-
tablished and described in Section 1 of this ordinance and whoever shall violate
any provisions of this section shall, upon conviction, be fined not exceeding $1oo.oo.
Section ;. The provision of Section 4 of this ordinance shall not apply
to any officer, agent employee or other person duly authorized b,y the State of
Texas and/or the City of Lubbock when performing a:ny emplo~ent pursuant to
the widening, straightening or extension of the street and/or right-of-way
contemplated by this ordinance~
