AS TO RETAI N EXISTING SETBACK LINES IN A, B, C, D, F, G, E, H, J, K, L AND M DIS-
THiCTS, BY FROVIDING A METHOD OF DETERMINING Fl.R BUSINESS USES THE MINi llllJM FRONT,
SIDE AND REAR BUILDING LINE REQUIREMENTS WHEN" THE BUSINESS BUILDING IS ADJ AGENT
TO ANY STREET.
WHEP~, the Planning and Zoning Commission has recommended to the City Com-
mission that Section XIV of Zoning Ordinance No. 661 be revised so as to eliminate
irregular building setback requirements and establish a method of determining
11 front yard requirements" for residential uses as well as bus iness uses, and,
WHEREAS, upon consideration of such recommendation and in compliance with Sec-
tion 25 of Ordinance ~o. 661, the City Commission caused due notice of said recom-
mendation and the hearing to be held thereon to be published in the Lubbock Morn-
ing Avalanche September 30, October ? and October 14, 1945, and, ·
WHEREAS, said notice having been so published and the public hearing pursuant
thereto was held in the City Commission Room on the second floor of the City Hall
in Lubbock, Texas, on October 16, 1945, at 2:30 o'clock P.M., at which time inter-
ested persons appea.red, and after said hearing it was by the City CoDIIllission deter-
mined that it would be to the best public interest that Section XIV of Ordinance
lio. 661 be completely revised in substantial compliance with the recommendations,
THEREFOOE, -BE IT ORDAINED BY THE CITY CDMMISSION OF '£HE CITY OF LUBBOOK: That Section
XIV of Ordinance No. 661 be completely revised so that the said section shall here-
after read as follows:
Section XIV, 11Front Yard Requirements"
F'or Residential Uses
(1) The minimum front yard for residential uses measured from the property line
adjacent to a street to the front line of the building, covered porch or covered
terrace or attached accessory building shall be: In the A District, 35 feet; B,
C, D, F and G Districts, 25 feet; E, H, J, K, L and M Districts, 15 feet.
(a) Khere the frontage on one side of a street between two adjacent
street intersections is zoned for two classes of districts, the
setback on the most restricted or higher class district shall ap-
ply to "the entire frontage between such intersections, whenever
the districts in question are residential districts A, B, C, D or E.
For Business Uses
(2) Minimum front yards and the minimum front, rear or side yard adjacent to a
street (or in other words, the setback or building line adjacent to any street}
shall be dtermined as follows:
(a) In no case shalltbe setback or building line be less than 37 1/2
feet from the center line of any street whether at the front, rea.r
or side of the building structure. On streets greater in width
than 75 feet, the building line shall be on the property line, ex-
cept as covered below.

(b) lfuenever the frontage in question involves the setback or build-
ing line whether on the front, rear or side street line of the
building structure, of a business or industrial use building be-
ing placed in any business or ipdustrial district in any location
in the City Limits of Lubbock, which business or industrial dis-
trict is adjacent to a residential district on the same side of
the street between adjacent street intersections, the setback
shall be determined as follows:
{b-1) IF the official plat of the lots which are so zoned in
residential districts shows the lots to front on the
street wherein the setback is in question and the resiā¢
dential zone involved is the A, B, C or D Districts, the
minimum setback required shall be not less than 37 1/2
feet from the center line of the street or back to the
average setback line of the residences on the side of
the street in the block involved, whichever is greater,
but not further from the street line than the front
yard requirement of the residential district involved, or
(b-2) IF the official plat of the lots which are so zoned in
residential districts shows the lots to front on other
streets besides the street wherein the setback is in
question, the minimum setback required shall be not
less than 37 1/2 feet from the center line of the street
or back to the building li.ne of the residences proper as
established by the Zonink~~dinance for the residential
district involved, whic~ever is greater, or
(b-3) IF the plot residentially zoned according to the official
plat is not divided into lots indicating a frontage, the
setback or building line shall be determined by Paragraph
b-2 above.
The above setback requirements as provided in Paragraphs b-1, b-2 and b-3 are
applicable in all cases except where the residentially zoned area involved is a
C or D District and is adjacent to and in the same block with a business or indus-
trial district lower in classification than the G District and on which the set-
·back in question is on a street of 75 feet or more in width, in which cases there
is no setback required beyond the property line.
The se~back or building line esta~lished by this revision does not rescind, nul-
lify or affect the setback or building line established by any special ordinance
under authority of irticle ll05a, Revised Civil Statutes of Texas, which has been
or may be passed for the purpose of specifically establishing the building setback
line on streets or portions of streets, AND IT IS s.C> ORDERED. -
