RESOLUTION
BE IT RESOLVED BY THE CITY COUNCIL OF THE CITY OF LUBBOCK:
THAT the City Council of the City of Lubbock hereby accepts the Guaranteed
Maximum Price proposal of S11,700,000 for the Youth Sports Complex (Project 91197)
submitted by Lee Lewis Construction pursuant to the "Construction Manager -At -Risk"
procedure of Chapter 271, Local Government Code, and the contract heretofore approved
by the City Council on January 12, 2007. A copy of said Guaranteed Maximum Price
proposal is attached hereto and made a part hereof for all purposes.
Passed by the City Council this 24th day of May , 2007.

Lee Lewis Construction, Inc. proposes a GMP on the above referenced project according
to plans and specifications prepared by MWM Architects, Hugo Reed and Larry Rodgers
Design Group.
GMP for the Youth Sports Facility Phase One $11,700,000.00
This GMP does not include the lighting for the Junior League baseball field.
Requests for Competitive Bid Proposals for this work were advertised in the manner
prescribed by Texas Local Government Code and the City of Lubbock. Lee Lewis
Construction, Inc. will proceed with the work outlined by this letter upon receipt of a
Notice to Proceed and pending execution of required Contract Amendment.

Dear Randy,
Lee Lewis Construction, Inc. proposes a GMP in accordance with Article 7 of the CM -at -
Risk Agreement. The GMP was derived through thorough review, pricing and value
engineering on the above referenced project according to plans and specifications
prepared by MWM Architects, Hugo Reed and Larry Rodgers Design Group. Since the
plans and specification were at 100% there were no assumptions on incomplete
components of the project submitted. Lee Lewis Construction received pricing from trade
and subcontractors. Once the pricing was evaluated a re -design of the sports facility
layout was required to meet the projects established budget. Upon the completion of the
redesign, Lee Lewis Construction re -priced the project with the same accepted value
engineering components which resulted in a GMP of $11,700,000. This GMP does not
carry any contingency for the CM and does not include the sports lighting for the Junior
League baseball field.
The Estimated General Conditions of $567,400 consist of the following:

The Construction Phase fee is 4%.
Requests for Competitive Bid Proposals for this work were advertised in the manner

Construction, Inc. will proceed with the work outlined by this letter upon receipt of a
Notice to Proceed and pending execution of required Contract Amendment. The
contracted time for the project is 13 months from the date of Notice to Proceed.
