I� I! WHEREAS, it has been heretofore determined by the City Commission �I
1 that the lands located in Section 3, Block B, Lubbock County, Texas as more
particularly described in the conveyance attached hereto is no longer needed
for any public purpose,and

WHEREAS, it was determined that said lands be sold to the highest bidder III
from invitations to bid, and
E . WHEREAS, J. W. Wright of Lubbock County, Texas has been determined
to be the highest bidder for said land in that he has offered the sum of $10,212.00,
andI
WHEREAS, it is deemed that said price is adequate and within the fair
market value of said land,and 111
NOW THEREFORE BE IT RESOLVED BY THE CITY COMMISSION OF THE CITY 111

�i THAT said lands be conveyed to J. W. Wright and that the Mayor of the ii
City of Lubbock be and is hereby authorized and directed to execute for and on +
behalf of the City of Lubbock a Warranty Deed conveying the land described I
i in the attached conveyance to J. W. Wright and all of which shall be spread
upon the minutes of the Commission and as spread upon the minutes of this
Commission shall constitute and be a art of this Resolution as if full copied

KNOW ALL MEN BY THESE PRESENTS:
COUNTY OF LUBBOCK 1
THAT the City of Lubbock, a Home Rule Municipal Corporation, of the
County of Lubbock, State of Texas, acting by and through its Mayor, heretofore
duly authorized for and in consideration of the sum of TWO THOUSAND FIVE
HUNDRED FIFTY-THREE AND N0/100 DOLLARS ($2,553.00) cash to it in hand
paid by J. W. Wright, of Lubbock County, Texas, the receipt of which is hereby
acknowledged, and the further sum of SEVEN THOUSAND SIX HUNDRED FIFTY-
NINE AND N0/100 DOLLARS ($7,659.00) secured to be paid and evidenced by
grantee's promissory vendor's lien note, of even date herewith, which note is
further described as follows:
An Installment Vendor's Lien Note in the amount of $7.659.00, dated
September , 1963, payable in the City of Lubbock, Texas in
three (3) annual installments of$2,553.00 each, together with interest
of six (6) per cent per aanum; with the first payment being due on Sept-
ember , 1964, and an equal amount being payable on September
of each year thereafter until the principal and interest is
paid in full; said Vendor's Lien Note being further secured by a Deed
of Trust given to Bill J. McGinnis, Trustee, for the benefit of the
City of Lubbock.
Have granted, sold and conveyed, and by these presents do grant, sell and
convey unto the said grantee, J. W. Wright, of Lubbock County, Texas, all that
certain parcel of land,
A tract of land out of Section 3, Block B, Lubbock County, Texas,
described by metes and bounds as follows:
BEGINNING at a point which bears South 4016.27 feet and East 3775.34
feet from the Northwest corner of Section 3, Block B, Lubbock County,
Texas, said point also being S 890 43' 39" E 20 feet from the Southeast
corner of Lot 226, Manhattan Heights Addition to the City of Lubbock,
Lubbock County, Texas, and in the East line of alley;
THENCE N 00 16' 21" E 334.29 feet along the East line of alley to a point,
THENCE N 210 17' 39" W 275.00 feet along the East line of alley to a point;
THENCE N 550 30' 39" W 617.00 feet along the Northeast line of alley to
a point;
THENCE N 890 43' 39" W 1092.27 feet along the North line of alley to a
point;
THENCE S 440 54' 27" W 170.00 feet along the Northwest.line of alley to
a point;
THENCE N 770 27' 43" W 10.68 feet along the North line of alley to a point;
THENCE N 190 43' 39" W 142.46 feet along the East line of alley to a point

THENCE around a curve to the left along the Southeast line of East 28th Street
having a radius of 661.27 feet, a chord distance of 31.72 feet to a point in the
Southeast line of East 28th Street;
THENCE N 440 54' 27" E 400.49 feet along the future SE line of E. 28th Street
to a paint;
THENCE S 460 01' 46" E 44.6 feet to a point approximately 20 feet Southwest
of the Southwest sanitary sewer line,
THENCE S 780 35' E 697.31 feet to a point approximately 20 feet South of the
South sanitary sewer line, from which point fence corner post bears No rth 53 feet;
THENCE N 86%3' 40" E 522.45 feet to a point approximately 20 feet South of
the South sanitary sewer line, from which point fence corner post bears
Northeast 52 feet;
THENCE S 420 59' E 761.38 feet to a point approximately 20 feet Southwest of
the Southwest sanitary sewer line, from which point fence corner post bears
Northeast 51.4 feet;
THENCE S 280 45' E 651.54 feet to a point approximately 20 feet Southwest
of the Southwest sanitary sewer line from which point fence bears Nodheast
77.5 feet;
THENCE N 690 43' 39" W 497. 96 feet to the POINT OF BEGINNING, containing
16.2629 acres.
TO HAVE AND TO HOLD the above described property and premises, together
wi ij th all and singular the rights and appurtenances thereto in anywise belonging, unto
the said grantee, his heirs and assigns forever, and I do hereby bind the City of Lubbock
and its successors to warrant and forever defend all and singular said premises unto
the said grantee, his heirs and assigns, against every person whomsoever lawfully

claiming or to claim the same or any part thereof. 1
Mut it is expressly stipulated and agreed that a vendor's lien and the superior title
ark retained against the above described property and premises until said note is fully
and finally paid according to its face and tenor, effect and reading, when this deed shall
become absolute.
