POPF,, AYOR TTEST: Garza, City AS TO CONTENT: i Tr.LC i�� City Mangpe AS TO FORM: ZI Ryad Br ke, Assistant City Attorney RI:SAmendment No. 4 & 5, LHA Office Lease-COLFID 1.14.21 Resolution No. 2021-RO 100 Health Department: AMENDMENT NOA TO OFFICE LEASE WHEREAS, on June 21, 2012, the City of Lubbock (as Tenant) entered into an Office Lease with the Housing Authority of the City of Lubbock (as Landlord); WHEREAS, the Office Lease set forth the Premises to be leased to the Tenant as Approximately 5800 square feet in the Lubbock Housing Authority Administrative Building located at 1708 Crickets in Lubbock, Texas 79401; WHEREAS, the Office Lease set forth the Base Rent (monthly) as $3,383.34 based on 5800 square feet at $7.00 per square foot; WHEREAS, the Office Lease provided that the lease may be amended only by an instrument in writing signed by Landlord and Tenant; WHEREAS, the Tenant and Landlord previously amend the Office Lease to include an additional 528 square feet for three (3) additional offices next door to the office space occupied by the Health Department at an additional monthly rent of $352 calculated at $7.00 per square foot plus $1.00 per square foot for utilities, making the total monthly rent $3,735.34; WHEREAS, the Tenant and Landlord amended the Office Lease a second time to include an additional 162 square feet of space occupied by the Health Department at an additional monthly rent of $108 calculated at $7.00 per square foot plus $1.00 per square foot for utilities, making the total monthly rent $3,843.34; and WHEREAS, the Tenant and Landlord amended the Office Lease a third time to include an additional 522 square feet of space occupied by the Health Department at an additional monthly rent of $348 calculated at $7.00 per square foot plus $1.00 per square foot for utilities, making the total monthly rent $4,175.34; and WHEREAS, the Tenant and Landlord wish to amend the Office Lease to include an additional 2406 square feet of space occupied by the Health Department at an additional monthly rent of $1604.00 calculated at $7.00 per square foot plus $ 1.00 per square foot for utilities, making the total monthly rent $5,779.34, leaving all other terms of the Office Lease as they are; NOW THEREFORE, the following terms of the above -described Office Lease are hereby amended as follows: 1) Premises Approximate square feet Name of building: Street address/suite: City, state, zip: 9418 square feet Lubbock Housing Building 1708 Crickets Lubbock, Texas79401 Authority Administrative Base Rent (monthly): $5,779.34 (based on the original 5800 square feet at $7.00 per square foot and $7.00 per square foot plus $1.00 per square foot for the utilities for the additional 528, 162, 522 and 2406 square feet.) Effective Date: April 1, 2020 There shall be no additional Security Deposit and no additional charge for utilities. Effective Date: August 1, 2020 There shall be no additional Security Deposit and no additional charge for utilities.
