ATTEST: /sl Laven Loxe Lavenia Lowe, City Secretary -Treasurer CAM:sv 2-24-54 M I N U T E S Minutes of the Southeast Lubbock Development Board 1:15 o'clock p. m., Wednesday, February G 24, 1954, City Commission Room, City Hall, Members Present: Robert Bean, Tom Sawyer, Jim Priestly, Rolan Simpson, George Woods, Roy Davis, Oliver Cates and Dr. F. Tripp, Glen Turner, City Planning Engineer, Clyde Mote, Assistant City Attorney, Foy Futrell of Forrest Lumber Company, Weldon Wines and Pete Durham, prospective developers. The meeting was called to order by Chairman Robert Bean, who called on Mayor Tripp to bring the Board up-to-date on the developments of the Manhattan Heights project. Mayor Tripp ex- plarrit his contacts with the F.H.A., developers, and mortgage firms and stated that the F.H.A. has committed themselves on backing this development and that there are developers with mortgage backing ready to start construction. He pointed out that the City Commission has voted to release the first several lots at $600 in order to get this project rolling. Chairman Bean asked Weldon Wines, Pete Durham, and Foy Futrell to explain what they needed in order to get started. Upon this discussion, it was agreed that Mr. Bean and Clyde Mote would get together and draw up a contract for sale covering these lots in agreement with the terms dis cuss-e®dp subject to being satisfactory with the City Commission. It was the consensus of opinion based on talking with the developers and Mayor Tripp's converations with the F.H.A., this property should be replatted, making the lots smaller and the deed restrictions should be slightly modified, On motion made by Mr. Sawyer, seconded by Mr. Davis, the Southeast Lubbock Development Board unanimously recommended to the City Com- mission that (a) the Manhattan Heights Addition be replatted as substantially outlined in the attached plat, uhich are included as a part of these Minutes; (b) the deed restrictions presently recorded be modified as follows; Lots 1 through 5 be restricted to 700 square foot dwellings; Lots 6 through 9, 800 square foot dwellings; Lots 10 through 15, 1000 square foot dwellings; Lots 16 through 19, 1200 square foot dwellings; and (c) Lots 1 through 5 have a sale price of $600 with the balance of the lots being cut in price to the same ratio.
