Johnny Travis "Lubbock Christian College Chaparrals Day - June 9, 1983 Larry Hays, Coach And Others Chairman of CTC will appear to present recommendations on a parking variance at Quaker Avenue and grownfieg way_ At the 8:30 Work Session, the Council was apprised that Mr. Reuel Nash is proposing a retail development at the southeast corner of Brownfield Highway and Quaker Avenue, and is requesting head -in parking off of a public street on 22nd Place in order to comply with the zoning requirements. At a CTC meeting on June 7, they did not advocate 90 degree head -in parking as requested by Proponent because of the traffic hazard in backing out of the parking space into a line of traffic; a 60 degree angle would be more acceptable if the request is approved at all. It was also stated that for a retail development, 62 spaces would be required and 60 degree angle parking would be eleven spaces deficient of the requirement; for office development, 64 spaces would be required, and 60 degree angle parking would be two spaces deficient of requirement; that it is best to have a "mixture" of some sort between these two proposals in order to meet the parking requirement. Proponent will need to request a variance from ZBA in any event because of the 43' set back requirement off of 22nd Place. The CTC approved 60 degree angle parking (3-to-2 vote) and modification of development in order to meet parking requirements. The Staff does not recommend this type of parking at all. At the Regular Session, Danny McLarty, Chairman of CTC, apprised the Council of the CTC's recommendation of 60 degree angle parking allowing for sixteen spaces in the designated area off of 22nd Pl. P 308 The motion was 0dd8 by Mayor PrOT80 Henry, 5SCOnd8d by [0UDCilmaA Adert0D to uphold the recommendation Of the CTC allowing for 60 degree angle parking as requested, with the understanding that this Vdr|dnCe is granted only heCOU32 Of the uniqueness Of the Shape of this lO, this request is not to be construed as a pr8C8d80Ce for other Cases, Motion carried: 5 Yeas; O NdyS, 83-42-308-525 Ordinance 7233-A - Zone Case 1490-D An ordinance amending Ordinance 7233 (7\ to amend the site plan (Lot 1-A and 2-A, Fiesta Autoland Center Addition), as amende3". — Prior to the 8:30 Work SeSSi0D» Don Curry, attorney for Proponent, filed an amended landscaping plan with ACM R8ptra0, who apprised the Council that no C00prn0YDe per s8 had been reached between the Proponent and Opponents, and it was stated by Proponent that the Highway Department prohibited planting Of trees in the ROW portion; that UpOD checking with the Highway Department, they do not have any cross -the -board prohibition Of planting trees in the parkway area, but they do reserve the right -to' check the plan as related to site clearance.
